The Schermerhorn

In February 2009, tenants began moving into The Schermerhorn, Common Ground’s new permanent housing residence in downtown Brooklyn, co-sponsored by the Actors Fund of America.

The Schermerhorn provides 217 units of permanent, affordable housing for single adults, with more than 50% of the units reserved for formerly homeless and individuals with special needs. Low-income working tenants, including local actors and artists, occupy the remaining units.

The Actors Fund of America and the Center for Urban Community Services provide individualized support services to help The Schermerhorn tenants maintain their housing, address health issues, and pursue education and employment. Property management services, including 24-hour security, will be provided by Common Ground’s affiliated not-for-profit property management company, Common Ground Community.

The project, which grew out of a unique public/private collaboration with private developers Hamlin Ventures, LLC and Time Equities, Inc., is part of a larger redevelopment plan for downtown Brooklyn. As Brooklyn experiences a wave of market-rate housing development, The Schermerhorn will provide a much needed balance. Designed by Ennead Architects LLP, the building is set in an exciting, integrated urban neighborhood that will include market-rate housing, community and retail space, and supportive housing. The Schermerhorn features numerous “green design” elements, including rooftop gardens and a high efficiency boiler system.
